As we started last 24 December, we continue with the second issue of “Siniestros - Casos Reales” (Claims - Real Cases)”. In this series of entries, we try to highlight the work of a Professional Insurance Brokerage, which strives to defence of its policyholders at all times: when taking out the policy but, above all, in the event of a claim.

The difficulty in community insurance

In community claims, we often encounter several disadvantages. Mainly because they can involve many people affected, which entails costly coordination work, or also because of the difficulty in locating the source of the damage, which will ultimately determine who is responsible for repairing the source and meeting the cost of the damage incurred, whether it is the individual flat or the community.

The problem of the difficult location of the origin of the incident

In a leaks appear on the ground floor of the premises. The tenant complains to our community, and when the guilds go to locate the origin, they understand that it does not correspond to our community, but to the adjoining one.

The expert who came later said the same thing. This is a big problem because the claim can drag on for a long time, and the tenant of the affected premises is annoyed with the resolution of the problem by the community.

Finally, we insisted that he return to locate another trade, and the origin was detected in our Community, which allowed the rapid repair of damage to the premises, and avoided the legal claim that was already being initiated by the insurance company of the premises against our Community.

Leakages in storage rooms and quick solutions

This is a classic: leaks from the Community or ground floor premises to several storerooms in the same community.

In this case the origin was in the premises, and the community's expert, logically, said that the premises policy should cover the origin and the damage caused. It turned out that the insurance was cancelled.

We intervened to talk to the insurance company and get them to reinstate the insurance on the premises, which was not easy. In the meantime, we also put pressure on our company to pay the insured for the cost of the repair and then claim from the other company.

In this way we solved an issue, which without our intervention would have been delayed for many months or even years, with the owners of the storage rooms being left with damage all that time. At the same time, we advised the different neighbours to report the damage to their home insurance in order to be fully compensated for the damage to their belongings, and many of them succeeded in doing so.
